Verification is not a badge on a listing. It is a sequence of checks we run before anything is published.

Every apartment on this site is compared against at least three Ukrainian state registries before it goes live. If a claim cannot be matched to a record, the listing stays unpublished until it can.

    Ownership record

    We pull the current title holder and the registration date, then compare them with the name the seller or landlord gives us. A mismatch is a stop, not a footnote.

  2. 02

    Encumbrances and arrears

    Mortgages, liens, court seizures, and utility debt tied to the address are checked in the unified register of prohibitions. Anything flagged is shown next to the asking price.

  3. 03

    Building and area data

    Building year, structural type, and floor count come from the cadastre record, not from the advert. Living area is reconciled against the technical passport to the square metre.

Each check produces a source and a date, and both appear on the listing. Continue to the registries we query and how often.

02 / Registry sources

Six state registries behind every listing

Before a Kyiv apartment reaches our listings, we pull it through six official Ukrainian registers. Each one answers a single question: who owns it, what is owed on it, and whether the building legally exists.

Every claim is placed beside the registry value

A broker's description is a claim. A state register entry is a record. We render both in the same row, in the same unit, with the source and the date the extract was pulled. A claim that cannot be matched to a source does not publish.

How the comparison runs

  1. 01 · The claim is copied verbatim from the broker's brief, without rounding or softening.
  2. 02 · The value is pulled from the register, and the extract date is stored with it.
  3. 03 · A mismatch becomes a flag on the listing; an unverifiable claim is removed.
04 People

Who performs the checks

Two people sign off before a listing reaches the site: a lawyer who reads the ownership chain, and a data analyst who pulls the registry extracts. Their names and sign-off dates are attached to the verification record of every apartment.

Attorney-at-Law, admitted to the Kyiv City Bar

Olena reads the ownership chain back to the privatisation record and checks it against the State Register of Real Property Rights. She looks for inheritance claims, court encumbrances, liens, and shared ownership that a seller's summary would not mention. Apartments in pre-2000 buildings get a second pass on the technical passport.

Registry data

Andrii Bondar

Data analyst, registry and market figures

Andrii pulls the extracts and compares the numbers the seller claims with the numbers the registries return: floor area, building year, utility arrears, and the last recorded transaction. He also builds the district cost index from registry data rather than asking prices, so the median price per m² in each district is traceable to a source.
